What areas do you serve?
We're based at 5642 146th Street in Surrey and work across the Lower Mainland — Surrey, White Rock, Langley, Delta, Burnaby, Abbotsford and the Greater Vancouver area.
Are you a general contractor?
Yes. As your general contractor, Everson Construction manages the whole project — the trades, the schedule, the permits and the inspections — whether it's a new custom home, a renovation, or site servicing for a lot subdivision.
Is the consultation free?
Yes. The first consultation is free and there's no obligation. We talk through your plans, budget and timeline, look at the property, and follow up with a detailed written estimate.

Are you licensed and insured?
Yes. Everson Construction Ltd. is licensed and insured in British Columbia, carries liability insurance on every project, and every new home we build is covered by BC 2-5-10 home warranty insurance.
What are your hours?
Monday to Friday 7am–5pm, Saturday 8am–2pm, and Sunday by appointment.
Do you handle permits?
Yes. We prepare and submit the applications and book inspections with the City of Surrey or whichever municipality your property is in.

Custom Homes questions
What does the 2-5-10 home warranty cover?
New homes in BC built by licensed residential builders are covered by third-party home warranty insurance: 2 years on materials and labour (including electrical, plumbing, heating and ventilation systems), 5 years on the building envelope including water penetration, and 10 years on structural defects. The exact terms are set by the warranty policy for your home.
How much does a custom home cost in Surrey?
It depends on size, finishes, lot conditions and design complexity. We'd rather give you a real number than a guess, so we meet, look at the lot and plans, and prepare a detailed, itemized written estimate — at no cost.
Can you build on the lot I already own?
Yes. We start with a lot evaluation — zoning, setbacks, servicing and site conditions — so you know what the lot allows before design begins. See custom home building.
Renovations
Renovations questions
What kinds of renovations do you do?
Kitchens, bathrooms, basement finishing and suites, home additions, exterior upgrades and whole-home remodels — including structural and load-bearing changes. See home renovations, kitchen renovations and bathroom renovations.
Can we live in the house during a renovation?
Often, yes — especially for single-room projects. For whole-home renovations it's usually easier to move out for the messiest phases. We'll tell you honestly which applies to your project.
Lot Subdivision
Lot Subdivision questions
Can my lot be subdivided?
It depends on lot size and frontage, zoning, the community plan designation, setbacks, easements and servicing. Our land assessment answers that before you spend money on surveys or applications. See lot subdivision in Surrey.
Do I need to rezone my property?
Only if your current zoning doesn't allow the lots you want. In Surrey, a common example is rezoning from R3 Urban Residential to R4 Small Lot Residential to create two lots from one.
What is a Preliminary Layout Approval (PLA)?
A PLA is issued by the City's Approving Officer and sets out the conditions your subdivision must meet — such as servicing, road dedication and fees — before it can be approved and registered at the Land Title Office.
How long does a subdivision take?
It varies. A lot with the right zoning moves much faster than one that needs rezoning and a public hearing. After the assessment, we give you a realistic timeline for your property.
